SI Lead Manager v7 is going to be a huge step forward for my software. A new feature that I’m really excited about is the dedicated Buyer section. In previous versions of the software we had to use the property lead section to hack in a buyer. This was not a good solution and even I just used a Google Drive spreadsheet to keep track of my cash buyers.
I thought that it would be great to be able to track my buyers along with my property leads. Not only that but to be able to instantly get a list of Buyers for a property that I’m working to get under contract. This would allow me to make better offers. I would also be able to make sure I was only sending my buyers a list of properties they would be interested in.
What will the Buyers Section of SI Lead Manager keep track of?
There was a long list of items that I thought could be useful to know about a buyer, but in the end I wanted to make it simple. To me what I needed to know most about a buyer is their contact information, the type of investor he/she is and their target area. Anything else I would like to keep track of can be put into a notes type of field. Below is the information that I have provided for a user to keep track of…
General Buyer Information
You’ll be able to enter in all the information you’ll possibly need to contact one of your buyers.
- Name
- Company
- Contact Information (4 phone #s, 2 email addresses, 2 fax #s)
- Mailing Address
- Social Media Profile Links
Buyer Type
Categorize buyers by assigning them to 1 of 3 types of buyers. Not every house you get under contract is for every buyer on your list. Filter your buyers by a specific type in order to find the best buyer for your property.
- Rehab
- Buy and Hold
- Wholesaler
Rating
We all have lists of buyers, but some of those buyers are better then others. You can rate each one of your buyers from 1-star to 5-stars. This will give you the option to filter you buyers list even further and getting those 1-Star buyers out of site unless you are desperate.
Target Area
Keep track of all the locations that a particular buyer is interested in. You can be as general as selecting a County or as specific as a Zip code or City. Even mix and match any combination of the three. What makes this great is that SI Lead Manager v7 uses this information to supply you with Properties that fall within the Buyer’s Targeted Areas. On the flip side you’ll also get list of buyers for any new property you enter into the system. Huge time saver!

Notes
In this area you can keep track of contacts with this buyer. Say you had a phone call with him to discuss a house. Create a note here so you can keep track of it and refer back. You can create as many notes as you like and they are all marked with the time and date. Great way to follow a conversation timeline.

When Will the New Version be Released?
The plan is to release Version 7 of my lead tracking software sometime in Mid December. I hope to hit my mark, but there are so many things I’m finding out that I must have in place before selling a product.
